The Potomac Farms residential development is located in Commerce City and is made up of 166 lots. HM Capital worked with a real estate investor to purchase the lots from the FDIC after a previous developer failed at bringing the project to life. The lots were resold to a large home builder on a three-year deal. This gave the home builder the flexibility and time it needed to build and sell the homes while also giving the investor consistent returns. HM Capital then facilitated in-house financing to keep and lease back three model homes to the builder that were inevitably sold upon the completion of the neighborhood for $100,000 more than the original estimate. Under our guidance, the investor was able to realize significant gains from a complicated project that most others could not have completed.
